Morningside Income Partners was founded to give accredited investors access to a straightforward, transparent alternative to traditional fixed-income products. We offer a fixed 7% annual return, paid monthly, backed by first-position liens on real property.

Our Approach

We pool capital from accredited investors and deploy it as short-duration, real estate-secured loans. Every loan we originate is secured by a first-position deed of trust against the underlying property, with conservative loan-to-value ratios and professional underwriting. Investors receive a fixed return; we keep the spread between what our borrowers pay and what we pay our investors.

What We Don't Do

We do not charge management fees, performance fees, or profit-sharing arrangements on the investor return. We do not speculate on real estate appreciation, equity deals, development projects, or unsecured lending. We do not operate as a public fund, a BDC, or a REIT. Our entire model is designed around one thing: predictable monthly income for our investors.

Who We Serve

Morningside Income Partners is a private offering under Rule 506(c) of Regulation D. Participation is limited to accredited investors as defined under Rule 501 of Regulation D — meaning individuals with $200,000+ in annual income ($300,000 joint), or a net worth exceeding $1 million excluding primary residence, or qualified entities. Accreditation is verified for every investor.
